Conservation shophouses in Singapore are considered a rare commodity with only around 6,500 (according to URA) of such properties available. Built between the early-1800s and mid 1900s, conservation shophouses are being carefully preserved as part of our heritage and history.
In the recent months, we have seen an interesting spike in shophouse transactions lodged as well as shophouses being put up for sale by expression-of-interest (EOI). While some of these shophouses are sold collectively – targeting potential buyers such as developers, real estate funds, family offices and companies, there is a considerable number of standalone shophouses for sale for the private shophouse collector.

Ultimately, shophouses are treated as collectors’ items as every shophouse is unique. However, some factors shophouse investors may look at when considering a shophouse purchase include rental yield, occupancy, Master Plan zoning, tenure, location, redevelopment potential, URA’s land use plans etc.
